Emergency Maintenance Policy for Tenants

Your Safety Is Our Top Priority

Hi there! We’re here to make sure your home stays safe, comfortable, and well-maintained—no matter what happens. Our easy-to-follow guide for handling emergencies in Houston includes essential tenant safety measures to protect you and your loved ones. We’ve kept it simple, clear, and focused on your comfort.

Our Commitment to You

When emergencies strike, we act fast. Our tenant safety commitment is built on three pillars:

  1. Speed: Urgent issues get immediate attention.
  2. Safety: Protecting you and your home is non-negotiable.
  3. Prevention: fixing small problems before they turn into big ones.

As your local Houston property experts, we’ve spent years refining our process to keep your home in top shape. You can count on us for a safe living environment!

What Qualifies as an Emergency?

Call us right away if you experience:

  • Major water leaks or flooding (e.g., burst pipes or overflowing toilets).
  • Gas smells (evacuate first, then call 911 and us!).
  • Electrical sparks, burning smells, or exposed wires.
  • Fire or smoke detection (get out, call 911, then contact us).
  • Broken AC during a heatwave or no heat in freezing weather (Houston’s weather can be extreme—we get it!).
  • Sewage backups (health hazards need urgent fixes).

Not sure? If it seems dangerous or could potentially damage your home, please don’t hesitate to call us. Our Houston property experts believe it’s always better to be safe than sorry.

How to Report an Emergency

Step 1: If there’s immediate danger (fire, gas leak, etc.):

  • Get to safety first. Dial 911 before calling us.

Step 2: Contact us ASAP

  • During office hours (Mon–Fri, 8 AM–4 PM):
    • Call 936-582-5270. Tell us your address, describe the problem, and mention any safety risks.
  • After hours, weekends, or holidays:
    • Call our 24/7 emergency hotline: 936-463-4511. Follow the prompts to leave a detailed message—we’ll call back within 30 minutes.

Step 3: Use backup options (if needed):

  • Email: Send details to helpdesk@themanagementpros.com  (great for non-urgent issues).
  • Tenant Portal: Submit requests online for routine fixes.

Heads up: If we respond to a “non-emergency” after hours (like a clogged drain), repair fees may apply.

What to Expect After You Call

  • We’ll respond fast: Emergencies get priority. Day or night, we’re on it.
  • Temporary fixes: If a full repair can’t happen immediately (e.g., a weekend plumbing issue), we’ll make the situation safe until we can finish the job.
  • Clear updates: We’ll keep you informed every step of the way.

Stay Safe While You Wait

Take these safety precautions for emergencies to protect yourself and your home:

  • Gas leaks safety tips:
    • Evacuate immediately.
    • Don’t turn on lights, light matches, or use electronics.
  • Water leak emergency safety:
    • Shut off the main water valve (located near your water heater or under sinks).
    • Soak up water with towels or a wet vacuum to prevent mold.
  • Electrical hazard guidelines:
    • Turn off the circuit breaker if it’s safe to reach.
    • Unplug devices near sparks or smoke.
  • HVAC emergency safety:
    • Close blinds during heatwaves to keep cool.
    • Use portable fans or space heaters (safely!) as temporary fixes.

Prevent Problems Before They Start

A little upkeep goes a long way! Here’s how you can help:

  • Check for leaks monthly: Look under sinks, around toilets, and near appliances.
  • Replace HVAC filters every 1–3 months : We’ll email reminders for HVAC filter replacement! Dirty filters strain your system.
  • Keep drains clear:  Avoid pouring grease or coffee grounds down sinks.
  • Test smoke detectors: Press the test button monthly. We replace batteries during inspections.
  • Report issues early: Strange noises, slow drains, or flickering lights? Tell us ASAP—it’s easier (and cheaper) to fix small problems fast!

Why We Do Routine Inspections

We schedule regular checkups to:

  • Catch leaks, mold, or wear-and-tear early.
  • Test smoke detectors, carbon monoxide alarms, and fire extinguishers.
  • Ensure HVAC systems are ready for Houston’s scorching summers and chilly winters.

We’ll always give 24-hour notice before entering your home.

How We Learn and Improve

After every emergency, we ask:

  • Did we respond quickly enough?
  • Was the repair done right?
  • How can we prevent this in the future?

Your feedback matters! Post-repair surveys help us train our team, upgrade tools, and refine our process. We’re committed to getting better—for you.
