It's simple. Find a home you love on our 'Available Rentals' page and click 'Apply Now'. The application is 100% online, takes about 10 minutes, and allows you to upload documents directly from your phone or computer.
We look for a household income of at least 3x the monthly rent, a fair credit history (typically 600+), and positive rental references. We are committed to Fair Housing and review every application on its individual merits.
Convenience is key. You can pay rent online securely through the Tenant Portal using a bank account (ACH) or credit/debit card. You can also set up auto-pay so you never miss a due date.
We have a dedicated 24/7 emergency hotline. Whether it's a burst pipe at 2 AM or AC failure in the Texas heat, our team is just a phone call away to ensure your safety and comfort.
Most of our properties are pet-friendly! Each property listing will specify the pet policy. We use a third-party service, PetScreening.com, to verify pet details. Breed restrictions and pet fees/deposits may apply.
Our standard lease term is 12 months. However, we occasionally offer longer terms (18-24 months) or shorter terms depending on the owner's preference and the time of year.
Typically, the security deposit is equal to one month's rent. However, this can vary based on your credit score and application strength. All deposits are held in a trust account in accordance with Texas law.
Yes. We require all residents to maintain a renter's insurance policy with at least $100,000 in liability coverage. This protects you from personal property loss and liability claims.
We understand life happens. If you need to move out before your lease ends, early termination fees and re-letting costs typically apply as outlined in your lease agreement. We work with you to find a replacement tenant to minimize costs.
Non-emergency requests should be submitted through your Online Tenant Portal. This ensures we have a written record and can track the progress of the repair. For emergencies, call our 24/7 support line immediately.

Generally, we use our preferred vendor network because they are vetted for insurance, quality, and fair pricing. However, if you have a specific trusted contractor for major renovations, we can certainly coordinate with them.
Our rent collection process is strict but fair. If rent is late, we send notices immediately. If payment isn't received, we handle the eviction process from start to finish—filing with the court, representing you at the hearing, and coordinating the writ of possession if necessary.

We offer simple, transparent pricing plans typically ranging from 8-10% of collected rent, depending on the service level (Silver, Gold, or Platinum). We believe in value-driven service: no setup fees, no termination penalties, and straightforward terms.
Never. We believe in total transparency. Our management agreement clearly outlines all costs upfront. We don't charge for 'admin' tasks, postage, or phone calls that should be part of the service.
No. If you don't get paid, we don't get paid. Our incentives are perfectly aligned with yours—to keep your property occupied with a high-quality tenant paying market rent.
The leasing fee covers the cost of finding and placing a tenant (marketing, showings, screening, lease prep). It is typically equal to one month's rent for our Standard plan, but is reduced for our Premium plans.
No. We do not upcharge maintenance invoices. You pay exactly what the vendor charges. We believe this is a conflict of interest; our goal is to lower your maintenance costs, not profit from them.
Yes, there is a nominal administrative fee to negotiate, draft, and sign a lease renewal with an existing tenant. This covers the cost of updating the lease to current laws and running a new market analysis to ensure you're getting top dollar.
If you are on our Platinum Plan, we include Eviction Protection, which covers up to $1,000 in legal fees and court costs. For other plans, we coordinate the process, but the legal fees are the owner's responsibility.

Our standard agreement is for 12 months, mirroring the typical lease term. However, we offer a 90-Day Satisfaction Guarantee—if you're unhappy for any reason in the first 3 months, you can cancel without penalty.
