Acceptance of Terms
These Terms of Service (“Terms”) constitute a legally binding agreement between you and Advantage Property Management, formerly known as Advantage Asset Management, operating as a DBA of JBB Enterprise LLC (“Company,” “we,” “our,” or “us”).
We reserve the right to modify these Terms at any time. Changes become effective immediately upon posting. Your continued use of our services constitutes acceptance of any modifications.
Services
Advantage Property Management provides property management services for single-family rental homes and HOA management in the Greater Houston area, including:
- Tenant placement and screening
- Property maintenance coordination
- 24/7 emergency support
- Rent collection and disbursements
- Lease administration
- Financial reporting
These Terms apply to general website use. Property management services are governed by separate written agreements between the Company and property owners or tenants.
User Responsibilities
By using our services, you agree to:
- Provide accurate, complete, and current information
- Maintain confidentiality of any account credentials
- Use our services only for lawful purposes
- Not interfere with or disrupt website functionality
- Not attempt unauthorized access to our systems
- Comply with all applicable federal, state, and local laws

Disclaimer of Warranties
OUR WEBSITE AND SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT OUR SERVICES WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.
Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE COMPANY, ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF OUR SERVICES OR INABILITY TO USE OUR SERVICES.
Maximum Liability
Our total liability for any claim arising under these Terms shall not exceed the greater of (a) the amount you paid to us in the twelve (12) months preceding the claim, or (b) one hundred dollars ($100).
Legal Provisions
Indemnification
You agree to indemnify, defend, and hold harmless the Company and its officers, directors, employees, agents, and affiliates from any claims, damages, losses, liabilities, costs, or expenses (including reasonable attorneys' fees) arising from your use of our services, violation of these Terms, or infringement of any third-party rights.
Governing Law & Jurisdiction
These Terms are governed by the laws of the State of Texas, without regard to conflict of law principles. Any disputes shall be resolved exclusively in the state or federal courts located in Montgomery County or Harris County, Texas. You consent to personal jurisdiction in these courts.
Dispute Resolution
Before initiating any legal action, you agree to contact us and attempt to resolve any dispute informally for at least thirty (30) days. Any claims must be brought within one (1) year of the cause of action arising.
Severability
If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect. The unenforceable provision shall be modified to the minimum extent necessary to make it enforceable.
Intellectual Property
All content on this website, including text, graphics, logos, images, and software, is the property of Advantage Property Management or its licensors and is protected by copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, modify, or create derivative works without our prior written consent.
